Buy, Rehab, Rent — Partial BRRRR

We purchased this 3 bedroom, 1 bathroom home in December 2025. We used our savings, investor equity from family members, bank financing, and, crucially, the equity we had in another property to execute this deal.‍ ‍

This was a light renovation job. We replaced the roof, fixed the sump pump and furnace, installed new lighting, updated the kitchen cabinet handles, and made a few other small repairs. We then rented the property out. Due to the terms of the bank loan, we are unable to refinance it after renovating and renting the property.
